Your Business Profile and reviews

Google lets an agent hold a profile in their own name, at the office where they meet clients or as a service area from home. It ranks the map on relevance, distance and prominence, and for most agents prominence is the count of Google reviews beside their name; reviews on Zillow and Realtor.com don't add to that count.

The profile gets the right categories and links to your own site. A review request goes out after every closing, and past clients are asked in batches over a few weeks, because Google's rules treat an unusual burst of reviews as a sign of manipulation.

Seller and area pages

A page for each area you actually sell in, carrying what only an agent there knows: prices, streets, schools, what sold and why. Portals cannot write those pages, and they are the pages that answer a town-named search.

Each is written from what you tell us about the area, because town pages turned out in bulk, from a template or a chatbot, are what Google's spam policies call doorways and scaled content abuse. Every page ends in the step its reader takes next: a tour for a buyer, your price opinion for an owner.

Local press, your brokerage, the schools, charities and associations you already work with. A link from a source your town trusts counts for more than a purchased list, and a link a sponsorship pays for is marked sponsored under Google's rules, so it brings visitors rather than rankings.

Before the first new page goes live, your forms and IDX sign-ups are set to pass each lead's landing page and source into your CRM, because a lead recorded without them can't be traced back later. Each month then shows which pages brought seller appointments, buyer consultations and closings.

What moves first.

The profile, the review requests, the listing fixes and the first area pages start together, and Google shows them at different speeds.

  1. Days

    Profile changes show once Google has reviewed them: most within ten minutes, a few after up to 30 days. Reviews arrive with your closings.

  2. Weeks

    Google recrawls each fixed listing page and each new area page, then tries them in the results. Search Console shows the searches a page appears for before it shows clicks.

  3. Months

    The pages settle into their places and the leads follow in your CRM. In the profile's Performance report the searches that found you are mostly your own name at first; the work shows when “realtor”, “real estate agent” and your town climb that list.
