Luxury Real Estate SEO: What Buyers at the Top of a Market Search For
Buyers at the top of a market search for the place: the island, the enclave, the neighborhood. Miami's numbers, the pages that win them, and what else luxury changes.
In Miami, “fisher island homes for sale” and “key biscayne homes for sale” are each searched about 1,000 times a month in the US, about as often as “miami luxury homes for sale”. Luxury real estate SEO is the same work as any agent’s, aimed at those places: a page on your website for each island, enclave and neighborhood you sell, with its listings on it and what you know about it.
Where luxury starts in your market
Redfin counts a home as luxury when its price is in the top 5% of its local market, which is why an $800,000 home is entry-level in San Francisco and luxury in Cleveland. Take your MLS’s closed sales for the last year, find the price where the top 5% starts, and list the neighborhoods, buildings and streets those sales were in. Those are your pages. The searches for each are found the way real estate SEO keywords sets out for any town.
The searches, and who holds them
Searches for the places, made in the US each month, and what advertisers paid per click in September 2026:
| Search | Searches a month | Per click |
|---|---|---|
| fisher island homes for sale | 1,000 | $1.45 |
| key biscayne homes for sale | 1,000 | $1.17 |
| star island homes for sale | 590 | $1.00 |
| golden beach homes for sale | 480 | $0.78 |
Searches for the label:
| Search | Searches a month | Per click |
|---|---|---|
| miami mansions for sale | 1,000 | $1.73 |
| miami luxury homes for sale | 880 | $3.10 |
| miami luxury real estate | 720 | $5.30 |
| luxury condos miami | 260 | $7.17 |
| miami luxury real estate agent | 170 | $0.64 |
The place searches are where a firm’s own page for the place gets onto page one. On 28 September, page one for “fisher island homes for sale” had Zillow and Realtor.com first, Douglas Elliman’s Fisher Island page third, and Fisher Island pages from two Miami firms, Discover Homes Miami and Echo Fine Properties, further down.
The agent search opens on the map, and in Miami that map was held with few reviews: its three profiles had 34 to 74 Google reviews, where the brokerages in Austin’s map for “austin realtor” the same day had 939 to about 1,600. Your homepage and your Business Profile win that one.
When a small search is worth a page
A search made a few hundred times a month is worth a page when one client from it pays for the page. Put your own numbers on it: the searches a month, the share that reach your page, the share of those who get in touch, the share who sign, and what you keep from a closing after splits and fees. The last three come only from your own records.
Pages for places outlast listings
Google takes from a few days to a few weeks to crawl a new page, and a listing can sell before its page has earned anything. The place page carries whatever is for sale there, keeps its address as homes come and go, and gathers searches over years. Your IDX feed fills it with the current listings, and setting that up so Google can read them is IDX SEO.
When a listing sells, keep its page with the sale on it where your MLS allows, redirect it only to the same home’s new address, and otherwise let it return a 404. A redirect to your homepage sends the buyer who wanted that house somewhere they didn’t ask to go.
Photographs in the page, where Google can see them
Google finds images in <img> tags and doesn’t index images set as CSS backgrounds, so a photo that fills the screen behind the text shows nothing to Google. Put the photographs that show the home in <img> tags, with alt text that says what the photo shows, “double-height living room facing Biscayne Bay” rather than “Miami luxury real estate”, and give phones smaller files through srcset, so a phone doesn’t download the full-size file.
Buyers from abroad
If your inquiries come from other countries, Search Console shows which countries find your pages and with which searches. Build a page in another language only for one your clients actually use, and link the versions with hreflang, which helps Google point each searcher to the version in their language.
